We find that the majority of people that we arrange unoccupied home insurance for fall into one of the following three categories:-

  • Property investors developing a property to sell for profit.
  • Landlords looking for a tenant or renovating a property to let to a tenant.
  • Homeowners building their own home or developing a property.

Insurance for property that is being developed is by the nature of it generally unoccupied. Therefore contents cover is not normally available or required for this type of risk. The main distinction between the policies available for this type of building insurance is whether you want basic cover (sometimes known as FLEA) or more comprehensive cover which will in include things like accidental or malicious damage. If you are doing the work yourself to qualify for the more comprehensive type of cover for a property being developed works generally have to be minor in nature. If the works carried out are major in nature (Extensions, central heating, new bathroom or kitchen the work would normally need to be carried out by a contractor to be able to qualify for the more comprehensive type of cover available. In either event if you are insuring empty property we highly recommend that you take advice before accepting a policy on price alone.

If you are a UK landlord who requires insurance for an unoccupied property to be let the choices are simpler, however thought has to be given to the potential length of unoccupancy. Some policies revert to basic cover after as little as 60 days and those that continue to offer full cover for greater periods of time will generally have unoccupancy clauses such as regular inspection and water drainage clauses.

Thought and expert advice are always required to ensure that you get the policy for your circumstances. Remember price is not always an indicator of best value particularly when it comes to unoccupied buildings insurance.
