Unoccupied House Insurance

There are many reasons why a house can be left unoccupied, one of the more common reasons is the owner is working away. Standard home insurance is generally inadequate in these circumstances as cover is often reduced. If your home is regularly unoccupied for more than 30 days we strongly recommend that you inform your existing home insurer and ask them to confirm what they expect of you whilst the property is unoccupied and how the unoccupancy affects the cover.

If as is often the case your existing house insurance policy is severely restricted by any significant length of unoccupancy we recommend that you consider a specialist unoccupied home insurance policy. Risks that are often excluded whilst properties are unoccupied are:-

  • Theft
  • Malicious damage
  • Escape of water
  • Accidental damage

Common conditions of unoccupied insurance policies are:-

  1. If the property is empty inspected regularly.
  2. The water system is completely drained.
  3. Or the heating system is left on to maintain a minimum temperature.

If you are intending to leave your house unoccupied we recommend that you consider the following tips:-

  • Advise your local council as you may find that your council tax can be reduced.
  • If you are not taking high value possession with you consider putting them into storage.
  • Ask a friend or relative to inspect the property on a regular basis and to remove any psoyt from view.
  • Consider installing timers to switch lights on and off.
  • Obviously inform your milkman or any other regular suppliers.
  • Consider employing a gardener to do basic maintenance to prevent returning to a wilderness.
  • Consider taking out a home emergency policy so that if any issues do occur there is someone available to deal with them at short notice.
  • Consider taking out a landlords insurance policy if the property is onluy unoccupied while you are looking for a tenant.
