What makes landlord insurance a specialist product?
Any property that is let to tenants faces different risks and perils to one which is the home of an owner occupier. The risks are all very real whether the property is a modest building let to residential tenants or a multimillion pound property let to commercial clients.
Landlord insurance recognises that the property is at the heart of a commercial undertaking and its object is to protect that business interest – by safeguarding the structure and fabric of the building and its contents and defending against major disruptions to business operations.
What does it cover?
To achieve these goals, landlord insurance focuses on protecting the building itself from such potentially disastrous risks as fire, flooding, storm damage, impacts, earthquakes and explosions. Any contents owned by the landlord may also be covered.
The larger and more prestigious the building, the greater the risk of serious losses of rental income following a major insured event. In order to safeguard the business against such losses, landlord insurance typically may provide compensation for loss of rental income.
A further common risk is injury or damage to the property of members of the public or other visitors to the building who claim negligence on the part of the property’s owners. Claims such as this may involve very substantial sums and it is not uncommon for indemnity to be arranged for claims of £1 million or more.
